About this project

Part of an ANRU operation, the project aims at developing the 220 housing units into distinct entities with different shapes and features, rotating around a transparent central area. A project of such proportions cannot avoid the repetition of certain patterns altogether, this is however counterbalanced by the creation of a variety of distinct spaces that result from a fractional approach to the overall volume. The collective spaces thus appear as separate entities, counterpointing the design of the studios. The work on transparencies, on the different shapes and colours of the corridors, is extended in the room design, featuring integrated furniture and sliding shutters.

Our role

We were appointed during the ‘Pre Contract’ phase to provide ‘Cost Management’ for the construction of a new ‘Young Workers’ 220-unit residential eco-building (5 storeys) designed by Daufresne & Le Garrec. The project was administered and delivered under a single contract within a 21-month execution programme. Our involvement encompassed direct and indirect management of enabling works, demolition, construction, equipment, security installations, external works, landscaping and general attendances. The services we procured included, but were not limited to, the following:

Cost Management

  • Feasibility studies, benchmarking, financial advice and budget preparation
  • Preparation of estimates, cost planning and cash flow forecasting
  • Establishment of the procurement strategy
  • Preparation of tender document (contracts, written specifications and bill of quantities)
  • Evaluation, clarification, negotiation, realignment of tenders and finalising contracts
  • Cost monitoring and reporting
