About this project

Located in the heart of Le Mans next to its Gothic cathedral, the Cultural Centre is the place where stage and silver screen are apart and together at the same time. Two separate wings reaching out for each other via an elongated, interlaced roof: one theatre of 832 seats capacity for stage performances on one side; a multiplex of 11 movie theatres on the other. The development also comprises an underground carpark with a capacity of 611 car parking bays; multiple exhibition venues, music and theatre practice premises; as well as one library. Right in the heart of the historical city centre.

Our role

We were appointed during the ‘Pre Contract’ phase to provide ‘Cost Management’ for the construction of the new cultural centre ‘Les Quinconces’ (11nr movie theatres, 1nr theatre of 832 seats capacity, multiple exhibition and practice premises, 1nr library) designed by Babin + Renaud. The project was administered and delivered under a single contract within a 40-month execution programme. Our involvement encompassed direct and indirect management of enabling works, demolition, construction, equipment, security installations, external works, landscaping and general attendances. The services we procured included, but were not limited to, the following:

Cost Management

Feasibility studies, benchmarking, financial advice and budget preparation
Preparation of estimates, cost planning and cash flow forecasting
Establishment of the procurement strategy
Preparation of tender document (contracts, written specifications and bill of quantities)
Evaluation, clarification, negotiation, realignment of tenders and finalising contracts
Cost monitoring and reporting
